What types of projects do you take on?
Painting (interior and exterior), drywall and trim, flooring, kitchen and bath finish work, full property turnovers, and pre-listing renovations. If it's finish work on a residential or small commercial property in DC, Maryland, or Northern Virginia, it's in scope.
How does a project start?
Call (202) 906-0676 or send the request form. We respond within one business day, set a walkthrough, and follow up with a written scope and a fixed schedule within 1–3 business days.
Are you licensed and insured?
Yes. Licensed and insured for the work we perform in DC, Maryland, and Virginia. Certificates of insurance available on request for property managers and investor clients.
How do you handle prep, protection, and cleanup in an occupied home?
Floors and furniture are covered before tools come out. Dust is contained for any sanding work. The work area is reset every day before we leave, with a final detail clean before close.
What does a full property turnover include?
Standard turnover scope: paint, drywall and trim repair, flooring refresh, cabinet and hardware fixes, light fixtures and outlet covers, and a final clean. We scale the scope up or down to the property and the budget.
How fast can you turn a unit?
Most single-unit turnovers run 5–10 business days from start to tenant-ready. Tighter timelines are possible — let us know your move-in date and we'll tell you what's realistic.
Do you work with property management portfolios?
Yes. Recurring scheduling across multiple properties, simplified billing, and consolidated reporting. References available from current property management clients.
What are your payment terms?
For one-off projects: deposit at start, milestone payment, balance at completion. For investor and property management clients with a credit application on file, net-15 or net-30 terms are available. 3% processing fee on card payments. 3% discount for payment by Zelle, check, or cash.
How do you handle scope changes mid-project?
Documented with photos, costed, scheduled, and approved in writing before we proceed. No surprise charges at the end.
